Conditions or Reasons for Planning Application - CB/22/00740/FULL
Conditions or Reasons:
1) The proposed two storey side extension by reason of its unsatisfactory design would not appear subservient to the existing semi detached dwelling and would represent a form of development which would be out of keeping with and harmful to the character and appearance of the streetscene. As such, the proposal would be contrary to Section 7 of the Central Bedfordshire Design Guide, Policy HQ1 of the Adopted Central Bedfordshire Local Plan and Section 12 of the NPPF.
2) The proposed two storey extension would result in a significant projection beyond the closest rear ground floor window of No 10 Fairgreen Road. Due to the depth, height and siting of the extension in relation to the neighbouring property it is considered that the proposal would be in breach of the Council's Design Guide and result in an unacceptable loss of light and amenity to the existing and future occupants of No.10 Fairgreen Road.
3) The proposal would introduce two additional bedrooms to create a four bedroom house, whilst the submitted plans indicate the retention of only one compliant parking space. This insufficient parking provision would lead to the potential for an increase in on street parking, which would in this location be detrimental to the safety of other users of the highway. As such, the proposal is contrary to Section 1 of the Central Bedfordshire Design Guide, Policy T3 of the Central Bedfordshire Local Plan and Section 9 of the NPPF.
