Conditions or Reasons:
1) The proposal would have an adverse impact on Nunswood, an Ancient Woodland and County Wildlife Site, which lies to the immediate west of the site. The cumulative effect of the proposed two dwellings along with other approved developments in the area, would by virtue of human disturbance, light pollution, and noise, in close proximity to the wood without a 15m buffer zone, adversely affect this protected woodland and ecology contained within. Accordingly, the proposal is contrary to Policies EE3 and EE4 of the Central Bedfordshire Local Plan (2021) and the National Planning Policy Framework (2021).
2) The proposal, which lies outside the settlement envelope, would result in a net increase in the number of dwellings on the site, would be disproportionately larger in scale and massing than the original dwelling and would not be sympathetic to the setting of the countryside and the neighbouring Ancient Woodland, Nunswood. As a result, it would be an overdevelopment of the site due to its scale and massing and would harm the intrinsic character of the surrounding landscape and character of the area. The proposal is therefore contrary to Policies SP7, DC2, HQ1 and EE5 of the Central Bedfordshire Local Plan (2021) and the National Planning Policy Framework (2021).
