Conditions or Reasons for Planning Application - CB/22/02664/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No equipment, machinery or materials shall be brought on to the site for the purposes of development until details of how any retained trees shall be protected during the course of development has been submitted to and approved in writing by the Local Planning Authority. Subsequently the works shall be carried out in accordance with the approved details and any protection measures shall be maintained until all equipment, machinery and surplus materials have been removed from the site.  Such details shall include, but not be limited to, placement of any protective fencing, where materials will be stored, any necessary excavation works which may affect root protection areas.

Reason: To ensure the protect and retention of existing trees, in accordance with Policy EE4 of the Central Bedfordshire Local Plan 2021
3) Following the demolition of the existing building, as proposed, the final land levels shall not exceed the existing ground levels immediately adjacent to the existing building.

Reason: To protect the visual amenity of the surrounding area, in accordance with Policies HQ1 and EE5 of the Central Bedfordshire Local Plan 2021.
4) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, to those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality, in accordance with Policy HQ1 of the Central Bedfordshire Local Plan 2021.
5) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
6) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Environmental Code of Practice https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning/3

Reason: In order to minimise the impact of development on existing trees, landscape features and biodiversity (Section 15, NPPF)
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 203865-SWH-ZZ-XX-DR-C-0200-P02; 203865-SWH-ZZ-XX-DR-C-0100-P02; 203865-SWH-ZZ-XX-DR-C-0210-P03; 203865-SWH-UL2-GF-DR-S-0300-FIO; 203865-SWH-ZZ-XX-DR-C-0250-P01; 203865-SWH-XX-DR-C-0050-P03; 203865-SWH-ZZ-DR-C-0105-P01; 203865-SWH-ZZ-XX-DR-C-0205-P01; Proposed Floor Plan - Sheet 01; Proposed Floor Plan - Sheet 02; Current Floor Plan - Sheet 03.

Reason: To identify the approved plan/s and to avoid doubt.
