Conditions or Reasons:
1) The proposal by virtue of its large scale, design and siting along the boundary, would create an unacceptable overbearing upon the first-floor window of No. 111 Church Road. This would result in the proposal having an unacceptable impact upon the neighbouring amenity of No. 111 Church Road and the proposal would therefore not constitute high quality design, contrary to Policy HQ1 of the Central Beds Local Plan, Section 12 of the NPPF and Chapter 7 of the CBC Design Guide.
