| Conditions or Reasons: | 1)
The building(s) and works hereby permitted shall be removed and the land re-instated to its former condition on or before 5 years from the date of the decision notice unless, before that date, the Local Planning Authority has granted planning permission for their retention.
Reason: The site is located within the Green Belt and the proposed development is considered acceptable only by virtue of its temporary nature.

The mitigation methods detailed within the Access Management Plan (November 2022) and the updated Ecology Note dated May 2021 shall be fully complied with during the duration of the permission.
Reason: To ensure all impacts from development as regards the Cooper's Hill SSSI and protected wildlife are taken into account and mitigated.

The development hereby approved by way of the television towers on drawing no. 22020-01-01a, the dugouts on drawing nos. PL_010_220926 and PL_009_220926, and on site plan PL_004_220926 shall be dismantled and removed from the site between the months of May-August each year outside of the rugby season in accordance with the details submitted in the document 'Access Management Plan' dated November 2022.
Reason: To guard against undue impact to the openness of the Green Belt and to protect the visual amenities of the Mid Greensand Ridge (6B) Landscape Character Area during the periods when the site is not in use.

The servicing arrangements shall be maintained as per the details provided within the 'Servicing and Delivery Arrangements' section of the document 'Access Management Plan' dated November 2022.
Reason: In the interests of highway safety. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers PL_005_220926, PL_004_220926, 22020-01-01a, PL_013_220926, PL_012_220926, PL_011_220926, PL_010_220926, PL_009_220926, PL_008_220926, PL_007_220926, PL_006_220926, PL_003_220926, PL_002_220926, PL_001_220926.
Reason: To identify the approved plan/s and to avoid doubt. |
