Conditions or Reasons for Planning Application - CB/23/00365/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plan number: 22/302/B1/ rev 7 (dated 12/04/2023).
Reason: To identify the approved plan/s and to avoid doubt.
4) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the garage
accommodation and parking provision on the site shall not be used for any purpose, other than as garage accommodation and parking provision and
storage pertaining to the residential use unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which would adversely affect the convenience of road users and residents of the other properties.
5)
The development hereby permitted shall be designed to ensure that a minimum driveway length of 5.5m clear of the highway (measured from the
highway boundary/back edge of the footway to the garage door) is obtained together with a garage door of a type that does not protrude from the front of
the garage whilst being opened. The door shall thereafter be permanently retained on site, unless otherwise agreed in writing by the Local Planning
Authority.

Reason: To ensure that adequate provision is made for the parking of a vehicle clear of the highway in the interests of public safety.
6)
No development shall take place, including any works of demolition, until a Construction Traffic Management Plan, associated with the development of
the site, has been submitted and approved in writing by the Local Planning Authority which will include information on:

(A) The parking of vehicles
(B) Loading and unloading of plant and materials used in the development
(C) Storage of plant and materials used in the development
(D) The erection and maintenance of security hoarding / scaffolding affecting the highway if required.
(E) Footpath/footway/cycleway or road closures needed during the development period including temporary TRO's
(F) T raffic management needed during the development period.

The approved Construction Management Plan associated with the development of the site shall be adhered to throughout the development process.

Reason: In the interests of safety, protecting the amenity of local land uses, neighbouring residents and highway safety and to allow access to/from the road and the
properties using it.
