Conditions or Reasons:
1) 1. The site lies within the proposed South Bedfordshire Green Belt. Within this Green Belt permission for development will not be granted except in very special circumstances or to meet the needs of agriculture or for a purpose defined in Circular 42/55 issued by the Ministry of Housing and Local Government. There already exists a farmhouse for the agricultural holding and no further worker's dwelling can be considered unless the existing dwelling is used specifically for agricultural purposes. No such circumstances have been established in this case. 2. The proposed development would constitute undesirable sporadic development to the detriment of the present rural surroundings.
